Your first flip, without the expensive mistakes.
The process a working flipper actually runs — with the judgment in it — walking you through one house at a time, on your phone.
Three phases, start to sold
Acquire. Walk the house, set the finish level the resale will support, and know your number before you offer.
Build. A scope complete enough to bid trade by trade, and money released against work signed off — not against claims.
Carry while listed. What the house costs you every week it sits, and books that make your basis right at tax time.
Who it is for
Someone doing their first flip, or their third. Full time or alongside a job. You do not need a crew, a project manager, or software that assumes you are running nine houses at once.
Every feature earns its place by making one of three things more trustworthy: the scope, the budget, or the basis. If it does none of those, it is not in the app.
How it works
- Your records stay on your phone. Not on our server — there isn't one. They back up and sync through your own iCloud.
- It works on site. Houses mid-renovation have no signal. The app does not need one.
- One person, one account. No seats, no portal, no inviting your contractor to a login he will never use.
- Nothing spends money without your tap. The app proposes. You decide.
It is not finished yet. It is being built in the open, by someone who flips houses. If you want to know when it is ready — or you are on your first house now and want to be one of the people it is tested with — say so.
